En 2024, pour la derni\u00e8re ann\u00e9e d\u2019existence du dispositif, le taux de la <strong>r\u00e9duction d\u2019imp\u00f4t<\/strong> sera encore plus faible. L\u2019administration fiscale vient de publier les plafonds de loyers et de ressources applicables cette ann\u00e9e (<a href=\"https:\/\/bofip.impots.gouv.fr\/bofip\/13845-PGP.html\/ACTU-2023-00043\">actualit\u00e9 BOFiP du 8 juin 2023<\/a>).<\/p>\n<h2><strong>Les diff\u00e9rents dispositifs d\u2019investissement locatif<\/strong><\/h2>\n<p>Ces 30 derni\u00e8res ann\u00e9es, plusieurs dispositifs fiscaux d\u2019investissements locatifs ont vu le jour et se sont succ\u00e9d\u00e9s pour inciter les contribuables \u00e0 participer \u00e0 la r\u00e9novation d\u2019habitations pour les mettre en location. Il s\u2019agit notamment des dispositifs Besson, Robien, Borloo, Loc\u2019Avantages, Scellier, et le plus connu, le <strong>dispositif Pinel<\/strong>.<\/p>\n<p>Pour \u00eatre \u00e9ligibles, les constructions ne peuvent \u00eatre r\u00e9alis\u00e9es que dans les zones g\u00e9ographiques en grande tension en mati\u00e8re de demande de logements (zones A, A bis et B). En outre, pour chaque dispositif, des plafonds de loyers et de ressources des locataires doivent \u00eatre respect\u00e9s.<\/p>\n<p>L\u2019administration fiscale vient de les r\u00e9actualiser pour 2023.<\/p>\n<h2><strong>Dispositif Pinel<\/strong><\/h2>\n<p>Le dispositif Pinel permet de r\u00e9aliser un investissement locatif dans les constructions neuves, en location nue. Le taux de la r\u00e9duction d\u2019imp\u00f4t varie en fonction de la dur\u00e9e d\u2019engagement de location (<strong>6, 9 ou 12 ans<\/strong>). Il est \u00e9tal\u00e9 sur la dur\u00e9e de l\u2019engagement de location.
